Ambience at Sin Lee Foods is casual, with an industrial rustic vibe, a classic hipster cafe. Think rough, exposed red brick and grey concrete walls, with functional, industrial wooden furniture in a variety of styles. There is barely any decor here, and the indoor seating area exposes diners to cooking from the kitchen. However, they win points for the tranquil, sheltered outdoor seating, which offers views of the sleepy, quiet neighbourhood and surrounding greenery.

Service at Sin Lee Foods is partial self-service, and there is minimal interaction with the mostly young staff. Ordering and payment is done self-service over the counter, but staff do serve orders to your table. Engagement is limited to asking about dishes, with staff able to answer queries, and willing to accede to requests for changing ingredients in dishes. Orders are fulfilled within 10 minutes, and I also note that staff are fairly quick in clearing empty / dirty tables. Not particularly memorable.

Food at Sin Lee Foods is modern fusion breakfast / brunch fare, with strong influences from American and Japanese cuisine. In particular, they have an emphasis on waffles, due to the owner's background, and they also refuse to serve eggs benedict. Taste is generally decent, and potions sizes are large, suitable for sharing. They're also priced more expensively than other cafes, budget about SGD $30 per person for a meal here. Overall, Sin Lee Foods is a good choice only if you're in the area, and willing to spend. But I feel it's not worth making the effort to travel here.

The Coconut Slushie (SGD $9) is a refreshing chilled beverage, a smooth, thick, delicious blend of crushed ice, coconut milk, and coconut water. Topped with nata de coco / coconut jelly and toasted coconut flakes, which lend a fragrant, appetizing aroma! Nice, loved this drink!

The Aburi Broccoli Salad (SGD $13) is among the best salads I've had, and definitely the best broccoli dish I've eaten! Fresh, crunchy broccoli florets are quickly torched aburi style, making them take on a savoury smoky flavour. A bed of sharp sour white balsamic vinegar and creamy mayonnaise, along with garnishes of sweet red sugar and crispy papadum chips complete this delicious salad dish. Addictive, delicious, and well worth visiting just for this. Highly recommended!

While The One And Only (SGD $21.90) is essentially a chicken and waffles dish, they're among the earliest in Singapore to popularise this modern fusion dish. The version here remains a pretty solid contender, with a large, crisp, iron waffle, though it's slightly dry. This is greatly helped by the large, juicy har jiong / prawn paste marinated boneless chicken leg. With a crispy skin, a thick layer of fat (which locks in the natural juices), and savoury, tender chicken meat, it's so tasty! A small but savoury sweet sesame gomae / sesame sauce coleslaw lends a fragrant, nutty flavour. The melted herb and maple syrup butter was outstanding, with a hint of sweetness, it paired really well with the chicken. Good!

I had also previously tried their pie crust slushie which was a digestive version of an oreo milk shake. It was a memorable experience and I was hoping to see that in the menu again, but nope. It's gone, and replaced with a coconut slushie and a banana horlicks slushie.

Made with coconut jelly and toasted coconut flakes. The coconut slushie stands pretty tall. I enjoyed the coconut jelly which was quite hard and chewy with a QQ feel. But I wish they were red rubies!

The drink was very icy for me, I felt it had more ice than anything else. Definitely nowhere as good as their pie crust slushie. This was pretty disappointing.

Made with fresh banana, horlicks and ice cream. In an attempt to try and save my reputation of Sin Lee, I ordered another slushie in hopes that this would be somewhat closer to that magical pie crust slushie. But nope, this was diluted, all you could taste were bananas. I couldn't even taste horlicks. For $9, Sin lee, please reconsider what you are selling. Thanks.

Twice fried sweet potato fries, house made slated duck's egg sauce with curry leaves. This tasted very different from the last one I had. The sauce itself was more diluted, and you had to struggle to try and "taste" the salted egg in your mind. The sweet potato were indeed twice fried and soggy.

Seared marbled striploin (180gm) served pink, wet orzo rice. Fried runny egg with sweet sour ginger, furikake and scallions. The beef was very juicy and pink indeed. I loved the runny egg along with the rice. The rice was very different from the typical rice that you and I would normally consume. Atas rice is what I could call it.

All in all, I would say, this was a very depressing visit to Sin Lee. The beef and grains is probably the only dish I liked and that was alot of money. The ambience was okay. The area is so small that you can see the chef cooking!

Salted Egg Sweet Potato Fries ($12.00) is a mixture of sweet potato with homemade salted duck egg sauce and curry leaves. I would have preferred a more generous serving of the salted egg, and one which the salted egg sauce would not harden that easily.
Not really a popular dish among my group, but I still suggested to have the Spam Fries ($8.00). Basically, you can imagine it as a canned luncheon meat, cut into fries-like shape, fried and added with red aioli to taste. A very normal side to have, but at least the "fries" is not airy when you bite. Every bite you took is a filling one.
The Breakfast Tortilla ($19.00) consists of pork bratwurst, spicy chorizo, creamy scrambled hen's eggs, bacon rashers, mushroom ragout, yellow corn tortillas, smashed avocado fresh greens and parmesan.
Beef & Grains ($24.00) that has 180 grams of seared marbled striploin, orzo rice, fried and runny range hen's eggs, sweet sour ginger, furikake and scallions. It can be quite sweet, thus not really recommended for those who can't really take sweet stuffs.
Soft Shell Bun ($19.00) that has breaded soft shell crab, kimchi aioli, house slaw, buttered and toasted bun, and also with double-fried russet potato fries. This dish took the longest time to arrive, and although it is better than the above two dishes, it still fares lower than what it coming up next.
Sin Lee's Fried Chicken & Waffles ($21.90). Sin Lee Foods used boneless chicken leg, topped on a fat waffle, with house slaw and maple butter. Some people would have preferred to have the waffles replaced with rice, just like eating fried chicken chop, but I take it as a unique creation.

This one of the most instagrammed dish from the cafe. It normally served with the sauce on top of the fries. But as little JJ likes his fries plain, I decide to request for sauce to be served separated. An hour wait for this dish, as the staff has missed out on the special request and has to remake another serving. Little JJ does not take to the fries. The fries tastes a bit heavy on oil side and not crispy enough.

It looks great when served. But the 2 scoops of gelato on top of the tower toppled over onto the table before I could even take a picture of it.
The similar thing happens when it is served the second time, but not as bad. A chunk of gelato falls onto the plate after I have taken the first picture.
The colorful cornflakes looks great but tastes quite sweet on its own. The cubes of toast are a bit dry and hard in texture. Need to soak in the melted gelato to soften the cubes. Overall this dessert could get a bit too sweet.

The drink is rich and creamy, although I wish it could be colder as the weather is quite warm when I have it. Some may feel that it is too milky. The coconut jelly is actually red colored nata de coco.

Overall the dishes are a bit disappointing. I feel that the waiting time for the dishes is a bit too long, especially when the crowd is not the overwhemling type with long queue outside. But we are told about the estimated waiting for food while ordering. So it is our choice to continue the order.

Converted from an old coffee shop, Sin Lee Foods is very much a cafe that serves Western food fare in the mature Bukit Ho Swee estate. Locating this cafe may be a little challenging for "foreigners" like me. On top of that, situated on higher ground doesn't ease the matter. Perhaps, the nearby Singapore Examination and Assessment Board (SEAB) is a convenient POI.
We ordered three items: The One and Only ($21.9), Smoked Salmon ($18) and Sweet Potato Fries with Salted Egg Yolk ($12).
"The One and Only" is basically a thick slab of fried chicken thigh on a waffle (waffle recipe from The Batter People). Despite the whetting my appetite just by the sight of it, however, its taste just didn't match up with it.
The Smoked Salmon dish was rather pleasing. Base layer of nicely baked and cubed potatoes, layered with a poached egg that was held on by Smoked Salmon and sprinkled with bacon bits.
Lastly, I would consider this another signature dish of Sin Lee Foods, their Sweet Potato Fries with Salted Egg Yolk. Tantalising looking and creative as it was, but it wasn't out of this world tasty.
Didn't try out their coffee, however, the blend used is from Papa Palheta's Throwback blend.
Generally, I love the layout and rugged/run down theme of the cafe. Food tasted fine as well. However, the price would deter me from coming here anytime soon.

It was quite difficult trying to find Sin Lee Foods, do note you can technically take a 15 minute strong from Tiong Bahru MRT. There are parallel parking HDB lots along side the shop, it's a one way street. It's free parking on sundays! The interior has seating capacity of maybe 15-20. The air conditioning is really strong and I felt kinda cold. We were there at 7pm and we were the only customers. At 8pm on a weekday night, was when customers started strolling in.

Ok so, everything in Singapore tastes well with salted egg now! Even sweet potato fries! This was the first dish to arrive on the table, and it was the first to be devoured! The sweet potato fries were moist and mushy on the inside and the salted egg sauce added a little oomph to the salty-ness of the sweet potato. A match made in heaven. I strongly advise you to try this dish!

And after 20 minutes of waiting, here it was!! It definitely took a while for them to make it even though we were the only customers. The chicken was huge and the waffle was very brown, signifying it had been cooked for quite a while in their iron waffle!

MAPE SYRUP, OH! How I could sing of your joy forever! It made everything on this plate a tad sweet! It wasn't as sweet as the pie crust milkshake, so fret not! It will not ruin the taste of your $9 milkshake.

The chicken was more like a prawn paste chicken, which smelt kinda strange? I don't know, maybe my senses weren't working too well. The slaw was a nice mix with the waffle and chicken. The waffle itself was so crisp, it was very easy to seperate it into 4 quadrants. The waffle was a little bit sweet too, rather than salty.

But for $21.90 this is on the pricey side!

I would describe this as an oreo milkshake, whereby you ran out of oreos and substituted the oreos for digestive graham crackers! This is literally what it was! It was very filling, since it was literally a fiber-full drink of digestives. Even at the top of the drink, you can see tons of digestives crumbs!

All in all, my heart has been won over by their salted egg sweet potato fries and I will be back here to try their infamous aburi broccoli!!

Deconstructed presentation at its best. Chunked potatoes, generous portion of smoked salmon, some greens, ending of with a light sprinkle of dressing salt and pepper. Cut up that runny sunny folk and mix the cohesive dish together. The chunks of potatoes could be slightly bigger to complement those huge slices of salmon, otherwise, a very imaginative dish in my opinion.

Mixing up two singapore favourites into one - sweet potato fries and salted egg yolk. I would say this dish has its share of likers and haters. I'm part of the former, ordering this dish every occasion i'm here at sin lee. I find that it has the right balance of flavours, although at occasions the salted egg yolk drizzled can be a tad less. The fries are fried to crisp, salted egg yolk with curry leaves are poured over. I can find no where else serving such a thoughtful dish.

What can I say another this dish, I have been raving about it since my virgin visit to sin lee, and the reason why I go back time after time - because no where else does this chicken waffle quite like sin lee. The waffles here are thick, crispy on the outside yet moist in the inside. That batter flavour is delicious tooo. Next, that fried chicken. Coated with probably a hint of prawn paste, deep fried till crisp. You pour that home-made maple syrup and the dish is complete. If you are not a coleslaw person, request for it to be separated.

Sin Lee Foods first piqued my interest when I found out that its a pet friendly establishment. I'm always looking for places to bring my cat. Their decor got my hipster senses tangling and their signature dish was Fried Chicken Waffles - named The One and Only.. So why not?Since then, I visited twice already and in my humble opinion, there were more hits than misses and I would definitely recommend it to a friend. On the plus side, the service standards and the food quality is consistently good

On the plus side, the service standards and the food quality is consistently good and the constantly changing, creatively managed menu means there will never be a dull moment. Its adventure on a plate. Bring it on!

Getting there is a bit tricky because its neatly tucked away at a corner. Its a short walking distance from Tiong Bahru MRT station.

The staff is very friendly and I find that they are very knowledgeable about their dishes and recommendations. I love the coffee so much so that, I do not have a photograph of it. #truestory. Too impatient to drink it. Both iced latte and the hot version are good. Thumbs up. I can't say the same for so many other places though.

Now on to the food....

The One and Only - Fried Chicken on Waffles ($22.00)

The One and Only, is touted as their signature dish. Its a daring combination of Fried Chicken and Waffles which attempts at balancing the sweet and the savoury but unfortunately didn't work at all for me. The fried chicken was done perfectly, crispy yet juicy and moist but the waffle base was a let down by being rather flaccid and bland. The sweet caramel sauce didn't help either. The dish comes across as confused and doesn't complement each other. Much better off eaten separately and perhaps without the coleslaw totally.

This dish isn't particularly attractive but I realise that once I start digging into it, I can't stop. I had some problems sharing this dish. Its simply not enough for me. Aburi here refers to the cooking style that is the partial grilling of the broccoli. The salad is tossed with white balsamic vinegar, garnished with smashed papadums, a dash of mayo and orange sugar. Its really very addictive and I can't recommend this enough.

The soft shell crab bun was another sinful favourite. Perfectly battered soft shell crab with the most amazing spicy, tangy sauce, lying seductively on a sinful bed of toasted, buttered buns. Only one request.. can we have much more of that sauce please??

Beef & Grains - $23.00

Orzo pasta, served with tender seared beef striplion, topped with a runny egg, pickled ginger slices and generously blanketed with furikake. Its western, japanese and local food rolled into one comforting dish. I was surprised how well the pickled ginger elevated the dish and I usually shun that thing.

Been hearing raving reviews of Sin Lee's food and I have to be there to try it for myself. The cafe is juz a short distance from Tiong Bahru Plaza in a quiet neighborhood.The cafe signature Fried Chicken and Waffles are seen at almost every table, seems everyone is here for that. Love the waffles, airy and crispy, but I cant say the same about the fried chicken. Personally I find the chicken not too bad but nothing out of the extraordinary. The cafe signature Fried Chicken and Waffles are seen at almost every table, seems everyone is here for that. Love the waffles, airy and crispy, but I cant say the same about the fried chicken. Personally I find the chicken not too bad but nothing out of the extraordinary. It is a huge piece of chicken, too much for me for fried food. It sorts of get too oily and heavy on me. Next time I would just have the waffles for dessert.

The salted egg sweet potato fries are very addictive and delicious! I personally love this and would come back for this dish alone! It is amazing to see how well the ingredients blend so perfectly to create this taste.

The Soft shell bun is another crowd puller. The bun is soft and flavourful with a big portion of the soft shell crab. The fries are a tad too salty though.

Caffe latte in a very tiny cup that well... my coffee companion doesn't give her approval of it. Croissant Royale, vegetables were too salty, salmon wasn't very fresh but the croissant was pretty good. Crispy and fragrant. Overall if you put them together they are just passable. Nothing fantastic. Poached eggs wasn't done well, so for that, I guess I didn't really enjoyed this dish. Spam Fries was probably the best dish. Sin Lee Fried Chicken Waffle, supposedly their signature dish which I find overly priced. Yes, the chicken is good but the waffle was bad. Oh, just so you know, the chicken tasted like prawn paste chicken.

Forget about the doughnuts, it sucked. Way, way too oily.

My Fried Chicken on Waffle (SGD$21.90) is exactly that, no more, no less. The iron waffle was crunchy with a soft, fluffy center, subtly saccharine with a very distinctive sweet odor to it. The crispy fried chicken was succulent and the taste was just right - though I was hoping it could be less moistened and crispier in a drier version. The touch of coleslaw was refreshing, acting as a palate cleanser (despite the mayo). Who would've thought that the combination of savoury on dessert could be this satisfying?

The Buddy's Soft Shell Toast (SGD$17.00) was served with toasted bread in lieu of buns - they should change their menu. Nonetheless, the toast was crispy and went well enough with the delicious soft shell crab and coleslaw - but toasted buns and toasted bread slices are two entirely different thing altogether. The very crispy fries were lightly salted, resplendent with potato's flavor and my buddy described them as "fresh".

Sin Lee Foods opened its doors in the Bukit Ho Swee neighbourhood. The cafe's exterior was eye-catching with its traditional old-school signboard coupled with modern black framed entrance. It really stood out in contrast with its surroundings.
We tried the Flat White which was very aromatic and smooth. The latte art looked kind of abstract though. The prices of the drinks were quite standard cafe prices ranging from about $5.50 onwards. They have iced versions for those who prefer something cold.
Boneless Fried Chicken with Cheddar Waffle was our choice for the afternoon. As it was for our tea break, we decided to share the main course. The chicken was really juicy and tender. The batter was not too thick and went well with the chicken. We loved the texture of the waffle, which we hypothesised was due to the addition of cheddar.
We felt the price was a little steep though, priced at $21.90. I personally preferred the waffles on its own rather than eating it with the melted butter maple syrup.
As we were there on a weekday afternoon, there weren't many patrons. However, we would expect there to be a crowd on weekends. They have alfresco outdoor seating area that could accommodate more people. I guess on these days when the weather is so sweltering hot, I would prefer to sit indoors.
Overall, we feel that the price of food in Sin Lee is quite steep. The food quality is good but, we are still undecided whether it is worth the price.

The current owner, Sin Lee Foods, also runs Batter, a small crepe joint at National University Hospital, that sells sweet & savoury crepes. Papa Palheta’s Throwback blend is used for their coffee here. The Flat White ($5.50) is chocolatey, high on acidity and left a slightly bitter aftertaste.

The Big B ($18.90) is the typical big breakfast that comes with scrambled hen’s eggs, streaky bacon, mushroom ragout, thick sausage, roasted russet potatoes, vine tomatoes relish, parmesan arugula salad and thick cut French country toast spreaded with mayonnaise. These were executed nicely, with the mushroom ragout being a personal favourite for being creamy, and the streaky bacon being the least favourite because it was too dry for my liking despite being crispy and savoury.

The Iron Grill Waffles of the Day ($13.90) are waffles topped with a Hokkaido Milk ice cream, fruits & berries. The ice cream is milky and flavourful, the fruits & berries are fresh and the waffles is crispy on the outside and soft on the inside with a distinct buttermilk taste.

The service and environment here is warming as well. A great attempt at preserving a part of the former’s memory still as the outdoor seatings and the signage of the former has been kept despite most of the fixtures of the former coffeeshop being gone. Although it is slightly more expensive than other places of its type and location, why not give this place a visit if you are around the Tiong Bahru / Bukit Ho Swee / Havelock area?

The recent trend of using old shop areas significant to a historic estate seems to be on a high with cafes lately. Sin Lee used to be a coffeeshop that seemed to be around as long as the estate itself, and also used to house a rather famous Prawn Noodle stall with it. The coffeeshop was recently sold off, with the noodle stall having no heir to transfer the business to. Recently converted into a cafe, much of the original fittings are no longer around, much of it converted to a rather hipster se

The menu generally revolves around western fare, serving dishes much akin to all-day brunch and desserts. Beverages such as coffee, tea and sodas are available, with the coffee blend being Papa Pahelta’s Throwback blend

Big B ($18.90) is the big breakfast item at Sin Lee Foods. Coming with bacon, sauteed mushrooms, toast, tomato relish, roasted potatoes, sausage, eggs and salad, this was essentially the package fit for brunch. We loved the crustiness of the toast, crispiness of the skin of the potatoes, creaminess of the cream sauce used for the sauteed mushrooms, crispiness of the bacon fried dry without much oiliness and the runny scrambled eggs, but the real deal for me was the salad. They came in a tangy dressing with shavings of parmesan over the top; a slight combination of sour and saltiness that made it so delectable.

Recently after many attempts of trying waffles at new cafes, I hesitated before I decided to order this one as I originally wanted something different. Eventually, we still ordered the Iron Grill Waffles of the Day ($14.90), which comes with fresh fruits and a scoop of Vanilla ice-cream. First bite through came with the “oomph” factor; crispy exterior with a moist interior that really melted in the mouth. Then the next bite comes filled with the fragrance of Buttermilk; and it was really rich and evident throughout. Even the fresh fruits were impressive; they were missing of the usual sourness and were really really sweet especially the mango chunks. The scoop of Vanilla ice-cream was also decently rich, but the texture was a tad rough though still somewhat acceptable.

Flat White ($4.50) as mentioned uses Papa Pahelta’s Throwback blend. It’s chocolatey and nutty tones were light, which makes it a relaxing cuppa to soothe the senses.
